Daiwa Logistics to Build Physical Distribution Facility With Rooftop Solar Plant

Daiwa Logistics Co Ltd announced that it will build its largest-scale physical distribution facility in Komaki City, Aichi Prefecture, Japan.

Daiwa Logistics (Osaka City) is a company affiliated with the Daiwa House group. The facility, "Komaki Nagaharu Project," consists of two buildings: "Komaki Nagaharu Physical Distribution Center A Building (tentative name)" and "Komaki Nagaharu Physical Distribution Center B Building (tentative name)." Its total floor area is larger than 37,000m2. The A Building and B Building started to be constructed July 1 and Oct 1, 2018, respectively.

On the roofs of the buildings, a total of about 3,400 solar panels (total output: 1,024kW) will be installed. Jinko Solar Japan KK's solar panel will be used for both the A Building and B Building. The PV inverters employed for them are products of Toshiba Mitsubishi-Electric Industrial Systems Corp (TMEIC) and Huawei Technologies Co Ltd, respectively.

The FIT tariff for the solar power generation (PV) system has not been decided yet. As power-saving facilities, LED lamps will be introduced in the entire physical distribution facility.

The physical distribution facility is located about 4.5km from the "Komaki Interchange" and "Kasugai Interchange" of the Tomei Expressway. Also, it is near "Komaki JCT," an important point for traffic (where the Tomei Expressway, Meishin Expressway and Chuo Expressway intersect), enabling to easily access the Chukyo, Kanto and Kansai areas of Japan.

The A Building will have a low-floor home structure suited for storing and dealing with the cargoes of building materials, which are often heavy and long. Dock levelers will be installed in some areas, making it possible to deal with cargo containers.

Part of the A Building will be leased as real estate for physical distribution, and the rest of the building will be managed by Daiwa Logistics. It is a four-story building (three-story warehouse) having a steel structure. Its total floor area is 22,618.14m2. It is scheduled to be completed at the end of May 2019 and start operation in June 2019.

The B Building will be equipped with freezing and refrigerating facilities. The entire building is planned to be leased to YTR Corp. It is a four-story building (three-story warehouse) having a steel structure. Its total floor area is 14,482.68m2. It is scheduled to be completed at the end of September 2019 and start operation in October 2019.
